Προειδοποιήσεις Σόιμπλε για «φούσκες» στις κτηματαγορές

Προειδοποιήσεις για ενδεχόμενες «φούσκες» στις κτηματαγορές, αλλά και στις αγορές περιουσιακών στοιχείων (assets) ευρύτερα απευθύνουν ο γερμανός υπουργός Οικονομικών Βόλφγκανγκ Σόιμπλε και ο Γάλλος ομόλογός του Μισέλ Σαπέν σε κοινή τους συνέντευξη στην εφημερίδα Handelsblatt που θα δημοσιευθεί αύριο Τρίτη.


Σύμφωνα με το Reuters, Σόιμπλε και Σαπέν τονίζουν πως οι κεντρικές τράπεζες διεθνώς θα πρέπει να επιστήσουν την προσοχή τους στις στρεβλώσεις που θα μπορούσε να προκαλέσει η νομισματική πολιτική στις τιμές των assets, ώστε να αποφύγουν μελλοντικές «φούσκες». Ειδικά ο Σόιμπλε έκανε λόγο για σημάδια σχηματισμού φούσκας σε ορισμένους τομείς της κτηματαγοράς.
Σημειώνεται πως οι αναφορές του Βόλφγκανγκ Σόιμπλε για φούσκες σε αγορές ακινήτων έρχονται ένα μήνα μετά τις αντίστοιχες προειδοποιήσεις του Διεθνούς Νομισματικού Ταμείου ότι οι τιμές των κατοικιών σε πολλές χώρες κινούνται αρκετά πάνω από τον ιστορικό μέσο όρο.
Ο νέος διεθνής δείκτης τιμών κατοικιών του ΔΝΤ κατέδειξε ότι οι τιμές κατοικιών έχουν αυξηθεί 3,1% σε σχέση με πέρσι και ότι οι τιμές των ακινήτων ανεβαίνουν ταχύτερα στις αναδυόμενες αγορές (αύξηση άνω του 10% στις Φιλιππίνες, 9% στην Κίνα και 7% στη Βραζιλία).
Πάντως, το ΔΝΤ ανησυχεί περισσότερο για τις αγορές ακινήτων της Αυστραλίας, του Βελγίου, του Καναδά, της Νορβηγίας και της Σουηδίας, από ότι για τις αναδυόμενες οικονομίες. Ενδεικτικά στον Καναδά οι τιμές των κατοικιών κινούνται σήμερα 33% υψηλότερα από τον μακροχρόνιο μέσο όρο σε σχέση με τα εισοδήματα και 87% υψηλότερα σε σχέση με τα μισθώματα.

Καταφεύγουμε στην αναλυτική ανακοίνωση που είχε εκδώσει η ΔΕΗ καθώς εύκολα θα αντιληφθούμε τι μας περιμένει:
  1. όποιος πελάτης εξοφλήσει μετά την 25η Ιουλίου 2014 λογαριασμό που έχει λήξει, τυχόν ανεξόφλητο ποσό ΕΕΤΑ που περιλαμβάνεται σε αυτόν, δεν θα αποτελεί πλέον οφειλή στη ΔΕΗ, καθώς αυτό θα έχει μεταφερθεί στην Εφορία.
  2. Το ποσό αυτό δεν θα χαθεί, καθώς θα πιστωθεί στον αμέσως επόμενο λογαριασμό που θα εκδοθεί από τον Αύγουστο 2014 και μετά. Το πιστωτικό ποσό θα εμφανίζεται διακριτά στο λογαριασμό αυτό και πιο συγκεκριμένα με το λεκτικό «ΕΠΙΣΤΡΟΦΗ ΕΕΤΑ ΔΟΥ».
  3. Αν από την παραπάνω πίστωση προκύψει επιστροφή ποσού για τον πελάτη και επιθυμεί την άμεση καταβολή του, τότε μπορεί να μεταβεί σε οποιοδήποτε κατάστημα της ΔΕΗ, προσκομίζοντας ένα πρόσφατο λογαριασμό και την αστυνομική του ταυτότητα – ο ίδιος ή εξουσιοδοτημένο από αυτόν άτομο.
  4. Για τη διευκόλυνσή τους οι ανωτέρω πελάτες – πριν από τη μετάβασή τους σε κατάστημα της ΔΕΗ – είναι προτιμότερο να έχουν σχετική ενημέρωση για το συγκεκριμένο θέμα, καλώντας στο 11770.
Αυτά αφορούν στη ΔΕΗ και πώς θα την αντιμετωπίσουμε. Υπάρχει όμωςκαι το «μέτωπο» τηςεφορίας. Το πιθανότερο είναι ότι μέσα στον Σεπτέμβριο, η γ.γ Δημοσίων Εσόδων θα χρεώσει στουςαντίστοιχους ΑΦΜ τιςοφειλές με βάση τα στοιχεία που θα αποστείλει μέσα στην επόμενη εβδομάδα η ΔΕΗ. Αμέσως θα σταλεί ειδοποίηση στουςφορολογούμενους ότι χρωστούν. Τι θα μπορούν αυτοί να κάνουν στη συνέχεια;
  1. Να πληρώσουν στην τράπεζα ολόκληρο το ποσό μέχρι το τέλος του επόμενου μήνα από την κοινοποίηση
